- Books viewings — which day, which time, with which agent
- Routes to the right agent — who covers which area
- Answers questions about the listing — from what you entered, and nothing beyond it
- Records the requirement — how many rooms, what budget, which area; it reaches you as a record
- Answers the usual questions — where the office is and how late it is open
